Zulily Rug Sale up to 65% Off!

Up to 65% off Loloi Rugs at Zulily! Rugs can change the look of an entire room without having to replace carpet or tile! As you know, we just bought a house... it has *awesome* entry tile... by *awesome* I mean, 1980's floral grandma tile... its fuchsia and tan. Yes... yes it is. and then the carpet matches that fuchsia color. Nuf said.

Needless to say, I'm not in love with it. I have thought about painting the tile but really that sounds like a lot of work and I'm not ready for it yet. Replacing the tile will eventually happen but not for years... because once that happens we'll have a HUGE remodel project under way.
Again, I'm just not ready for that.

Sooo, I'm thinking use a RUG! A big rug! The overall theme I want in the entryway and into the front living room is a light airy Beachy feel... with pops of color...

The nice thing is the rug can be rolled up and put aside too if you wish to change it with the seasons. So convenient right?!

I also wouldn't mind these items from Zulily as accents for my living room as well. I want mostly a light airy beachy feel with turquoise and gray(I love galvanized steel) and pops of accent colors.

Check out Zulily now for best selection.

My Craft Project with FREE ACE PAINT!

*For details on getting FREE paint go here!

I totally forgot to take the BEFORE picture but lets just say it was sad! It was a light boy blue and had writing and stickers and a phone number on it! I got it for free when I purchased another dresser off of Craigslist. I KNEW it could be cute. Originally I was just going to go with white and distressed for a universal look in one of the kids rooms... then we moved into our tiny apartment and we needed something to hold miscellaneous tools... and it sits on our back deck.

I'm in the middle of redoing the back deck area... it's taking longer than I want... due to unpleasant surroundings... (SMOKE)... that's another story in and of itself. I believe that if you choose to harm yourself, fine but with smoking you are harming everyone around you! Anyway, this is the first real change to the back deck.

So here is the finished product(without handles just yet)...

Here is how I did the stencil(with vinyl cut out from my Cricut)...

And this is the crappy paint(yellow) it bled so bad but we'll just say that it is distressed :)

And here is where I used the free paint from Ace (orange and turquoise)- worked FABULOUS not perfect but WAY better than the yellow!

I bought the crappy paint at 50% off at Wal-mart a long while back but it still may have been TOO much!
The yellow ColorPlace paint was very watery, runny, and even a bit see through because the color went on so thin while the Clark + Kensington was thicker and full of color nor did it run so much. I did need to make the vinyl stick a bit better in some areas though.

Oh goodness, it's crunch time!

I'm feeling so tired and worn down and have NO ENERGY to pack up my house... but we are MOVING TOMORROW! Sheesh...

I just need to repeat the phrase, "I think I can I think I can..." in my mind.

Or the phrase, "Just keep swimming. Just keep swimming swimming swimming!"

That one is two fold... I will always have a pool at my disposal from here on out! It's our view from our kitchen window! Yes we share it with the neighbors but I have hardly ever seen anyone swimming so it'll have a more private feel! I'm so excited because even when it becomes a rental, the kids and I can still go swimming when we want to! Wahoo!

Good news is today we officially have all our new appliances and the carpet is all installed and looks fantastic! The fridge has to be replaced though because there was a puncture hole in the freezer. Can't be totally easy right?  We have internet already set up at the new place too so I'll be good to go when we get the computer over there:)

We have a bit of work to do on the cabinets! Oh goodness, the cabinets. I will openly admit I wish we could have afforded really nice ones my brother makes, he is amazing!! let me know if you want custom cabinets ;)  But we had to buy the least expensive thing out there, Home Depot unfinished cabinets that are made in China... I know right! Awesome... Really I think they will look great when I am finished painting, antiquing and glazing them. BUT we had 3 cabinets that DID NOT FIT the space. Grrr... and we didn't know it until AFTER painting them. Not to mention these cabinets really don't make good use of space... the drawers are tiny compared to my brothers cabinet and the lazy susan corner cabinet, also tiny... 24" where as my brothers would be 32"...

I probably should take the blame for this but let me tell you, through this entire remodel... I have had to make a bajillion visits to Home Depot and Lowe's AND I HAD TO DO IT WITH 3 to 4 children every times- except like twice out of the bajillion visits!! I was bound to make a couple mistakes here and there, just wish they wouldn't have been so drastic. Whatev, I'm over it now.

But be on the look out for the AFTER PHOTOS! YAY! It really truly was a HUGE trasformation! And let me just say, these pictures do not do justice to how awful the place really looked...

That is the front door from the inside... walk up the steps with me... and try not to hurl...
Off to the left is the living room(the biggest room in the place)... not a whole lot to look at...
Then walking through the living room into the kitchen... it's still 1985 in here(when the place was built)

 Good sized pantry though...
 Back door to patio...
And as for the cabinets... these next 3 pictures will explain why we DID NOT KEEP THEM. OH GOODNESS! Don't puke! (They are GONE).
I took off the doors... then the hinges... and found loads of roach poop... DISGUSTING! We had only seen one bug before this time... oh how that multiplied fast.
My sweet hubs doing all he can to rid the place of nastiness. See the stains on the walls... that was after we washed them... you can image what was there right? AHH!
Now back up a bit to the front entry way where the steps are... instead of going left, turn right... and you'll be in the hallway which holds this beauty... very weird shaped storage closet... it'll be well used. Especially that slant, kids have already learned they can use it as a slide.
Awesomeness found on the door... yup that's putty...
Then onto the first room(almost as big as the master bedroom)... nice... it has two closets! perfect for two kids!
The view out the window

The middle bedroom... small... very small room with one closet.
Here is a taste of the color we put on the walls... builder biege but slightly darker... very nuetral and soothing... it will be a rental(our key phrase during the remodel)

The bathroom(only bathroom...)

And the back patio... apparently it had been egged in it's previous life...

And all the windows pretty much looked like this. Thanks to my brother for the tips on how to take care of this... they no longer look scary! Cut out a v shape by the window so you can get the moldy junk out...  they preferably paint with kilz then caulk then paint. Problem gone.

Paying Painters...

Against my better judgment on finances, we have run out of time and patience for ourselves to get our house painted before flooring comes in... we started on two rooms and have done all the baseboards, closets and trimming but we need the bedroom walls finished and the rest of the walls in the house done...yup we are going to hire it out. I'm pretty sure they'll do a better job than us too, lol.

We will still need to paint all the doors ourselves and one bedroom still needs the closet and the baseboards painted so we'll do all that first and then let the painters come and tape off then do the walls! Taping has been the horrible part of the process. We bought painters tape, Frog Tape. It was only slightly better than the normal blue painters tape which doesn't say a whole lot about it. All the edges need touch up because the paint leaked underneath the tape so much.
Anyone know of a better tape or method for protecting areas you don't want painted? Sheesh!

We saved another 10% more!

When we began the actual loan process, there was much turmoil over which loan to use.
We, of course, would have loved to pay with cash but really, it just wasn't possible. We did however run across a few programs that seems very helpful for our situation.

Since my husband just graduated with his Master's degree, that also meant we graduated with a pile of student loan debts and no savings accept an emergency fund.  Searching for a job was difficult but he did land a job in our home town, and a job is a job right? We are happy to have it, we will be happy for the experience he's getting and happy to be able to move up in the company eventually(hopefully... hint hint)  :)

With that said, we still had to figure out how to get from under the pile of debt, and fast. Our solution was to move closer to work and save a lot in gas money then roll that into the debt snowball or to find a less expensive rental/mortgage payment within the same area to gain more traction with our debt snowball. We weren't really finding either. BUT we did end up finding BOTH! And we were so happy to be able to meet both ends of our goal equaling lots more saved money to go into the debt snowball.

Now back to the loans, for anyone new to the real estate market, there are homes qualified for "Home Path" and "Home Path Renovations" loans. These loans offer no PMI(Private Mortgage Insurance-you normally have to pay if you don't have 20% down), seller paid closing costs, and as little as 3% down. With the renovations loan, you can get up to 35% of the finished value of the home to put towards renovations, repairs, and remodeling. That was the loan we thought was perfect for us. After much searching and comparing different lenders and fees... we went with one lender who was not in our home town... not a HUGE mistake... but big enough that we did switch to a new lender.

When all was said and done, we went from Home Path Renovations, to just Home Path, to FHA, and finally to straight conventional.

We did this for many reasons:
1)Home Path Renovations comes with a little higher interest rate
2)Home Path Renovations side makes it a pain... you have to get bids and submit bids for EVERYTHING you plan to do, even if you are doing it yourself... and you have to take out drafts each time.
3)With Home Path and Home Path Renovations, sure, you don't have to pay PMI but that's just because they build that right into the loan with the higher fee.
4)One lender told me that there was about $2500 in fees for doing the proposed $7500 in renovations(hmmm... that is half of the $5000 left, no thanks!)
5) FHA... this was seeming like a great idea and we still had the necessary funds because it was a low interest rate and low down. The snag, you HAVE TO PAY PMI FOR 5 YEARS! Normally when you reach 20% of your loan being paid off you no longer have to pay PMI. I guess that was changed recently with FHA. We have plans to pay off the entire amount in 5-6 years so we'd be WAY over paying in PMI.

So... back to straight Conventional for us. The down side is that now the remodel had to either come out of pocket or be financed some other way. We have done as much as we can out of pocket but remember we were graduating from college and broke(not to mention we just had our third child). So here we are financing our remodel with Home Depot's Project loan plan. They lure you in with 6 months no payments and no interest. We like it too... because we will have it paid off by then! LOL! Thank you Home Depot for letting us borrow money for free. We have it completely budgeted out to be paid off BEFORE THE 6 MONTHS ARE UP! Otherwise we'd be paying 13.99% on what we borrowed. That's just not going to happen!

Anyhow, we are doing all new floors, appliances, cabinets, doors, light fixtures, and painting. We struck a deal at Home Depot. They allow you to submit your proposed order to what they call the bid room. It has to be over $2500 to be able to submit it. Well, I bet you guessed it, ours sure is! We have a hefty list.

We have cut out things here and there to be a little tighter but all in all we were guessing that appliances, cabinets, and carpet would be about $4000. I'm getting so off track.... ok so Home Depot had a sale on appliances. 10% off $299 or more for each appliance. Also they ad match and beat it by 10% too. Sweet. so our estimated order for appliances was  $1900. That included a $699 fridge, a $499 electric coil range, a $199 over the range microwave, a $399 dishwasher, and a $349 dryer- Then 10% off all that so about $1900. We ended up switching out the microwave for just a hood for $40. We didn't get a dryer(we'll buy one on craigslist)... so minus $493 making it about $1400. Well, we price matched a range from Sears which happens to be a WAY better range, electric flat top self cleaning one and got it for $348 instead of the lower class range for $385. YEAH! That was awesome!

Then when we went threw the checkout, they stacked another 10% off appliances-by mistake but they said they would leave it because the register allowed it! Sweet... another $132 in savings! so we ended up paying about $1250 for all the appliances. Wish I would have had the dryer added to it! LOL!

The cabinets were already 20% off so we only paid $514 for those, we are just doing new bottom cabinets and I'll be painting and finishing them myself!

All in all, we are UNDER budget by about $750 for what we thought we would spend! YAY!

So my thoughts after this big purchase today is that if I had been paying attention to the cues, I probably could have bartered a bit better on prices with Home Depot because they were so relaxed about it all. Seriously they were great to work with.(We just have to make sure that loan is paid off before the 6 month mark!) Just a tip for anyone else out there possibly going through a remodel.

Yay for closing on the home... nay for Fright fest found during remodel!

Oh my word!
Notice I haven't been posting... we have been trying to cram every extra moment we have into remodeling the "new" home. Well, it's for sure not new! Especially to the "New York City" ghost-ville of roaches under the dishwasher and cabinets. We had thought we could just refinish the cabinets as is and make them pretty nice... that was until I started taking the doors and hinges off to prep them. I about died when I found that in the hinges there were dead roaches and black speckles... CAN I JUST SCREAM? -Don't worry, I DID!

It must be October... Halloween(which I normally love, but not in this case!) is just around the corner and if anyone wants to be truly frightened just take a look at what we found! OH MY! I seriously have buyers remorse right now... and I mean seriously! Had any of this been visible or known before purchasing... there would have been no purchase! Forget trying to live frugally... one thing I will NOT do in the sake of saving a buck is live in ROACH-VILLE!  Unfortunately we have already bought the place and done the dirty work!

THANK HEAVENS FOR MY TRULY AWESOME HEROIC HUSBAND, FATHER AND BROTHER WHO CLEANED UP THE MESS! I didn't go help last night when the horror was uncovered because I was doing mommy duties with 3 sick kiddos. So glad I wasn't there, I would have wanted to take a blow torch to it! LOL. Luckily, we are replacing all those cabinets, all flooring, all appliances and going to be spraying very heavily and repeatedly lots of bug spray and roach killer! The ones found were dead but there is no way I'm going to let any think they can come back!

This is the photo and message my husband sent me during the horrific event! WARNING NOT A PICTURE EVEN FOR THE STRONG, LET ALONE THE WEAK STOMACHS(SUCH AS MINE)!

 "I'll bring dinner home"
SOOO NOT FUNNY!!!

**Just for all who might wonder, while we knew this place needed fixing up, it DID NOT look like THIS until removing parts.

NOTE TO SELF FOR FUTURE PURCHASE(which may happen sooner than planned): MOVE THE APPLIANCES OUT AND LOOK UNDERNEATH TO SHOW TRUE SIGN OF HOME CONDITIONS! And thoroughly do a self inspection... maybe even remove a cabinet or two... then DO NOT BUY ROACHVILLE!

Inexpensive home updates that add value...

I'm still in the waiting process on our home(I know it's taking forever... that's Fannie Mae for ya) so I decided that it would be fun to look into the cost of some the updates I will be doing.

One that will make a huge impact for our home in our area is ceiling fans. Since really we never get too cold through out the year and we have BLAZING HOT summers the electricity bill can get quite pricey.

Fans can help cut that cost and also attract future renters or buyers(remember, we won't live in this new place for more than about 4 years max then we'll rent it) by having one in each room.

Fancy fans can get costly... I saw one I thought was pretty cool until I saw the price tag of $243 each.

I personally think that as long as the fan is a newer model and functions well that it won't matter if you spend $50 or $500 on it so why would I spend more than I have to? One more plus is that instead of running your AC so high you can use fans to circulate air flow and make it feel much cooler in your home without the huge electricity bill!

Here is one I found on Amazon that has the brushed bronze that I want. The blades look a little too light but an easy coat of stain can fix that for me.

What are your DIY tips for adding value to your home with out spending too much?
